Welcome to the Building User Guide for Lawress Hall at the University of Lincoln's Riseholme Park.

About the building

As a new home for Professional Services teams, Lawress Hall will provide new opportunities for connection and collaboration within and between departments, based on post-pandemic patterns of agile working. The four-storey building, originally built in the mid-1990s as a HMRC training centre, is the largest building in the University's estate. It has benefited from a major renovation to provide a new base for Professional Services teams.

Lawress Hall has been designed to support collaboration and agile working practices. Each Professional Services department based at Lawress Hall has a designated Home Zone area on the first floor of the building. There are around 200 desk spaces on this main floor across the nine Home Zones with 100 additional working locations designed to support hot-desking, team collaboration and hybrid working in the form of pods, booths and collaboration tables. In addition, there are 11 bookable meeting rooms (with capacities ranging from six to 40 people) plus four conferencing rooms equipped with state-of-the-art AV technologies.

Health & Safety

Fire Extinguishers

Fire extinguishers have been provided at points of exit as a minimum to protect means of escape.

Defibrillator

There are two defibrillators at Riseholme Park, located in Wordsworth Hall and the Rural Science Centre.

Evacuation Chairs / Evacuation Lift

One evacuation chair has been provided iat the top of each escape staircase and on the upper two floor of the main central staircase 4. Only trained individuals are advised to use evacuation chairs. The chairs are marginally different to elsewhere on Brayford Campus and specific training will be provided, but likewise full instruction are on the chairs. The building is not equipped with an evacuation lift and it should not be used in any circumstances during a fire - the lift will go to level 0 in fire.

First Aid Room

A first aid room is situated on the Level 1 of the building near the entrance. The space is equipped with an examination couch, wheelchair, disabled WC, fridge, handwash basin and storage for first aid equipment.

Breastfeeding

The first aid room has been designated as a breastfeeding facility as well.

Muster Point

The muster point for the building is located in the far car park.

Planned Maintenance

Building equipment including the heating & cooling system, lighting, fire alarm, lift, auto-doors require routine maintenance through the year. This maintenance will be booked in and communicated to building users by the Estates Support Desk or our Facilities Management Team, Imtech.

Access Control

This building is partially equipped with the Salto Access Control system for the main entrance, some leisure facilities and plant/comms rooms. This system has two methods of providing access to spaces. These are either an ‘online’ or ‘offline’ system.

An ‘online’ door is connected to the University network and therefore can be controlled remotely along with allowing access to view door information remotely. An ‘offline’ door is usually a black handle on the door itself which is controlled via batteries installed in the lock. These units cannot be controlled remotely, and if an audit trail is required then an engineer must attend the door itself.

Existing traditional handles and locks have been left to most rooms at this stage. Meeting rooms will generally be left unlocked.

As part of the security features of the Salto system, all building users will need to ensure they hold their card at an ‘online wall reader’ which is also an update point at a maximum of every 5 days.

General

Building Opening Hours

The building will be available to use between 06.00 - 20.00 Monday to Friday at present. Reception will generally be available between 08:30 – 16:30, during this time, the front doors will open automatically, outside of these hours, please use your University ID to enter the building.

Parking

There are over 200 parking space at Lawress Hall, and your existing parking permits will be valid. Several new type bays have been added to align with the recently issued parking policy

Cycle Lockers

A small number of secure cycle lockers have been provided within the existing bike shelter. Keys will be issued on a daily basis and the use will be assessed before any further capacity is provided. There is also a Brompton Cycle locker on site with currently 2 bikes available.

Intruder Alarm

An intruder alarm will be used when the building is closed.

Thermal Comfort

This building has been designed to provide comfortable working temperatures. This building maximises the use of mix mode ventilation which is a combination of mechanical and natural ventilation to regulate room temperatures. Areas of the building have local control of their windows to support the ventilation strategy of the room. Alongside this, this facility is linked with the University Building Management System which allows for full remote monitoring of systems to ensure temperatures within the building operate in line with the thermal comfort policy whilst also ensuring that infrastructure is running efficiently.

The building has been extensively modelled for energy efficiency to maintain thermal comfort through the seasons. There will however be some days each year that are expected to be above average temperatures and so temperatures in the building may be above the average thermal comfort levels. Through the summer, the building will benefit from night cooling where additional ventilation will aid in lowering average temperatures across the building.

Building Management System (BMS)

The building management system for the building is fully automated and set up to run all building infrastructure as efficiently as possible, in line with the energy efficiency targets of the building.

Waste & Recycling

General waste and recycling bins are located throughout Lawress Hall.

All recycling must be clean and dry when placed in the recycling bins. You can find out what can be recycled by visiting estates.lincoln.ac.uk/sustainability/recycling-and-waste-management/ or email estatessupport@ lincoln.ac.uk with any questions.

The University is committed to increasing our recycling rates and we rely on students, staff and visitors to proactively separate their waste and dispose of it in the correct bin.

An external bin store has been provided for large waste bins which can be accessed adjacent to the loading bay. Bin collections on campus are on Monday’s, Wednesday’s and Friday’s by our service provider Veolia.

Room Controls

Ventilation

The main office floor is naturally ventilated via windows. Opening windows have a trickle ventilation position or they can be opened wider.

The larger University meeting rooms have mechanical ventilation and auto heating and cooling.

The building has ability to purge heat out of the building via the central lightwell and this can be done overnight in summer to bring in the cooler air in readiness for the next day.

Heating / Cooling

The heating to the main floor is via radiating panels around most of the perimeter. Heating and cooling in the building is centrally controlled by the BMS in line with the thermal comfort policy. Where rooms have cooling enabled, this is locked to cool to 23 degrees. The following meeting rooms have cooling capability; 1104, 1111, 1112, 1113, 1116, 3106.

Lighting

Across the building, lighting is predominantly controlled by passive infrared sensors (PIR). These are set up to detect presence in rooms and to turn on the lights, or to detect when a room is unoccupied and therefore turn lights off. Certain spaces in close proximity to windows are equipped with daylight sensing where the lighting brightness will fluctuate whilst reacting to the daylight in the spaces. Where rooms are provided with light switches such as offices and meeting rooms, these are dimmable lights. To dim the lights, press and hold the button downwards. To increase the brightness, re-press the button.

Coffee Hub

The Coffee Hubs are fitted out with the following equipment; 2 tall fridges, 1 undercounter fridge, a dishwasher, 2 sinks complete with instant hot water taps, free to use coffee machine and a toaster. There is also cutlery, utensils and crockery available for use.

Lockers

Lockers found adjacent to a Home Zone

Lockers are single use and are available for everyone. Instructions for use of the lockers can be found on the inside of the doors.

Leisure

The Gamekeeper

On Level 0, a pool table, table tennis and bar football can be found in the Gamekeeper. There is also a dining space and microwaves.

Wellbeing

This is a space on Level 0 for colleagues to enjoy time to prioritise their wellbeing, with access to books, art materials, a quiet space to reflect on their day and also take time away from work.

Prayer/Quiet Space

This is a dedicated space for reflection and prayer in the building found on Level 0.

Swimming Pool

The pool is 12.5 x 5m x 1.2m deep. When this facility becomes available to use, this will be communicated to staff.

The gym has a selection of equipment as follows;

Changing Rooms can be used for general purpose use as well as for the gym and pool.
